Whatever your situation we will endeavour to ensure that all prospective Tenants will be fully referenced prior to the signing of any comprehensive Independent Property Estates lease.

Rent is payable monthly in advance by standing order direct to either the Landlords account or to the Independent Property Estates Client Account, if you wish for us to Manage your property throughout the term of the lease.
Once a property has been rented, a lease signed by the Tenants and occupation has taken place, the following fee will be charged by Independent Property Estates
Our Non Negotiable Fee for this service equates to the amount of the first months rent.

All rental properties undergo a full inventory including full colour photography documenting condition & contents prior to the start of any tenancy.
All Landlords are required, BY LAW, to provide Independent Property Estates with a valid gas safety certificate prior to the commencement of any lease.
Independent Property Estates can recommend registered CORGI installers if necessary. In addition, All Landlords are required, BY LAW, to provide Independent Property Estates with an Energy Performance Certificate - EPC. If you do not possess an EPC, we will provide you with one as part of our exclusive Landlords listing package.
