All tenants must provide the following when applying for any rental property:
- Proof of Identity (Driving License or Passport)
- Proof of Income (We will write to each applicants Employer for an Employers Reference)
- Previous Landlords Reference or Mortgage Statement
- Two Proofs of Current Address (Utility Bills)
- A Guarantor who must be a Home Owner
Prospective Tenants are also required to complete our comprehensive application form in full, as well as Guarantor & Tenant bank referencing forms.
On signing of any lease successful applicants will be required to provide:
- One months rental payment as Security Deposit
- One month’s rent in advance
Rental payments by Tenants
Rent is payable monthly in advance by standing order direct to either the Landlords account or to the Independent Property Estates Client Account, if you wish for us to Manage your property throughout the term of the lease.

Our Non Negotiable Fee for this service equates to the amount of the first months rent.

Total fee payable: £500.00
Lease Renewal Fees
Details of lease renewal fees are available on request from Independent Property Estates
All rental properties undergo a full inventory including full colour photography documenting condition & contents prior to the start of any tenancy.
ALL Landlords are required, BY LAW, to provide Independent Property Estates with a valid gas safety certificate prior to the commencement of any lease.
Independent Property Estates can recommend registered CORGI installers if necessary.
In addition, ALL Landlords are required, BY LAW, to provide Independent Property Estates with an Energy Performance Certificate – EPC. If you do not possess an EPC, we will provide you with one as part of our exclusive Landlords listing package
