For an assessment to be made a visit to the property is required – except for new build which is calculated from plans.

At that point our Assessors will need to conduct a full survey of the property and will be recording specific details to input into our unique software used to calculate the energy rating.

The detail required will include:

• The age of the property
• The floor area
• The length of the external heat loss perimeter wall
• The thickness of the walls
• Cavity wall insulation and type
• Roofspace insulation and depth
• Make, model and age of central heating boiler
• Type of central heating boiler and flue
• Method of heat radiation (radiators, under floor etc.)
• Number of Thermostatic Radiator Valves (TRVs)
• Number of fireplaces
• Form of any other secondary heating
• Type of windows
• Type, age and extent of double glazing (if any)
• Number of low energy light fittings

Our assessors will do all they can to be on time and will complete the assessment professionally, accurately and honestly

To help with this objective it would help if you could:

Have any guarantees, warranties or invoices to hand for any energy saving installations including central heating boiler, double glazing, cavity wall insulation etc.

Kindly make sure all pets are locked away in an ‘out house’, car or off the premises.

Again kindly make sure that there is an adult at the premises for the duration of the inspection. Our Assessors will not be able to carry out or complete the survey unless that is the case (unless we have written prior authority from parents and the child agrees).

Please make sure you have not left money or jewellery on display and if there is anything that could be easily broken, please put it away

Please make sure all parts of the property are unlocked and accessible including basements and attic spaces.

Our assessors will complete their assessment in a professional and efficient manner, the ultimate objective being accuracy not speed.

Our assessors have a well practiced routine to follow so that all information is recorded efficiently.  This will mean getting access to all parts of the property.

The average UK rating of a domestic property is ‘E’ on the A-G scale.  Please do not be concerned if your property does not reach the rating you expected as this depends on many factors – including the age of the property, type and age of boiler, insulation thickness etc

Your EPC will be sent to you by your chosen method (postal or electronically) once the calculations have been completed
